Abstract

This property is currently the RusticOriginal furniture shop in the heart of Pinoso. There is a three bed, three bath flat complete with terrace above the shop. The building has massive amounts of storage and workshop space which could be easily converted to extra retail or living space.

Description

The shop fronts onto Calle Monóvar. There are two, joined, entrances from the street. One leads directly to the retail area of the shop, which has a rustic feel throughout - wooden beams, stone clad walls, natural fibre flooring etc. The sales area is visually divided into three areas, the largest is the main sales and display area but there is a bedroom sized display area off the main area and another currently set up as an open craft area to demonstrate some of the design techniques available to customers. There is also a small office, a toilet and a store room. The store room has plumbing and was designed to convert into a second toilet should the need ever arise (the building would make a superb restaurant and bar). Behind the craft area are two doors leading to two linked but separate large workshops currently used for the storage and restoration of furniture. There is water and power in both workshops and one has garage sized doors leading to the back street.

Back at the front of the shop the second door leads up a flight of stairs to the living space. The stairs open out onto a dining area and from that radiates a double bedroom with en suite, the living room, a master bedroom, also with an en suite bathroom and French doors that lead out onto the terrace. The kitchen also leads off the dining room. There is an interior ladder type stairway leading to a gallery that overlooks the dining room. The gallery is currently used as an office space but has doubled as a bedroom in the past. All of these rooms have notable features, tall, antique double wooden doors, traditional floor tiles, recessed illuminated shelve spaces etc. This is not a run of the mill flat.

From the kitchen there is a bathroom and a small utility room and near the utility room is access to the roof terrace. Continuing back from the kitchen is another long room which currently has two single beds in it. At the back of that room is a door that leads to a largely unreformed room currently used to store furniture. There is a staircase from this room down into one of the workshops behind the shop.

The design and layout of the building allow any number of options for continuing to operate the space as a combined business and living area or to seperate the two. The sales area is already very large for Pinoso but it could easily be extended into the current workshop areas. Alternatively the workshop space could be extended and the sales area reduced. We have already mentioned the possibility of conversion into a bar and restaurant at relatively low cost.
